Has anyone had an issue with black greasy specs invading you sinks, tubs, showers and dishwashers? If so and you were able to solve it, I'd love to know.
P.S. Did the black specs smear?
P.S.S. I've already replaced anode rod, expansion tank and PRV.
That sounds like mildew. There are some products out there for treating it, but I think you can also use a bleach solution. Mildew tends to be a problem in humid areas.
I just do my best to avoid it. I always use the vent fan when taking a shower and leave my front loading washing machine open after doing a load of laundry.

Thanks for responding, but this is actually coming in from the faucets/shower heads.
Mildew, check your well. Also, may not be coming from where it is growing but shows up there because the water is there to allow it to root. Fugus is strange and not easily understood. The source may not be in the same room. Black can be a variety that causes health problems, don't take it lightly.

How do you know she has a well?? If so, we would still have to know what kind. Crock, 2", 4" 5".......
Could possibly be oil, if your water is contaminated with oil. OP, do you have a well, city water, or what exactly? If you have a well, post up whatever details you know about it.

I think people were thinking "expansion tank" = "pressure tank" for a well. I know I was until I googled it. Then it didn't make sense to have a pressure release valve and a pressure tank for a well LOL So now I would assume city water and to call the local water folks.

Our code in Michigan states we HAVE to use a pressure release valve on 3/4 HP or more. I use them on all wells. With the exception of underground tanks of course.
