Lisa you must be stark starring nuts to flip in this economic depression and currently the 3rd worse housing market in America. The only thing you have going for you is even in the worse of times, and there never ever was a worse time then this, the wealthy feel no pain and will coninue to buy toys like waterfront second homes. Water front will always have a buyer. Always.

I did not agree on some things you did in Tenn. but everything turned out real well anyway. You said you want to complete this flip by the first of the year. You mean as in 4 weeks from now? Seems a little soon for what I think you have planned.

There is only one thing I ask of you. No.......I beg of you. Don't use those horrible corrugated cardboard cabinets from Lowes in a house that you are trying to impress a buyer with. You know what I'm talking about.

When you are all done you better hold an open house for any of us who want to take a tour. Does this house have RV parking?

Good luck in your newest venture. I mean it. I have done 16 flips but would not touch one in this market if I got the house for free. You are a brave soul.

Very cool thread, and it looks like a great house. That waterfront view and backyard is awesome.

I subscribed to the thread to read your updates, the house flipping tv shows always keep my attention, and I look forward to seeing the progress. Good luck!

btw - is there a link or summary version of the TN house somewhere? Should be easy to skim through the pictures and see the product from start to finish.

Edit - nevermind, did a search and found a link to the TN house, very interesting!
