I live in a house about 1200 sq feet, not much to it, just a straight run. I work in construction, so I should have more knowlege of prices, but I don't. The work would just be for the basic roofing material, i think it's call composite, and repairing any plywood that may be rotten underneath. The house is about 20 years old, I don't know if that would be a issue. Any ballpark estimates for anyone with knowledge on this would be appreciated.

Note: I wouldn't do it myself, the estimate would include labor and material.

As you know, it's going to depend largely on how busy the roofers are. If they're a little hungry, they can work pretty cheap. But if there's been a hail storm recently, you pay premium.

It's also going to depend on what quality of shingles you want. Personally, I really like the architectural shingles. I really like the way they look, and they're easier to install.

I'm going to assume your house has a 4/12 pitch - envisioning it as a straight-run roof on a ranch style home.


So it's hard to guess the price, but I'm going to estimate $4,000. Hopefully though, you'll be pleasantly surprised.

My house is 1200 sq ft and exactly as OmahaRocks described. I had it re-roofed about five years ago. Not the top-of-the-line shingles but not the cheapest either. Work was done in the late spring, probably the busiest (and most expensive) time of the year. Labor and materials were @ $4,500. Good luck!

That's somewhat re-assuring, I was guessing between 5 and 7000, I guess it depends on material quality and labor. I would get a few estimates though, I'm not having any major problems with the roof yet, just isn't cosmeticaly great.

I wonder how much prices vary between states & areas, but $4-5000 sounds close. We're having our roof replaced, 1500sf & needing several sheets of plywood replaced as well, and our estimates so far have ranged from $3500-5800.
