I know, I know! Wallpaper is OUT but we have a small bathroom wallpapered and I want to keep it that way.

IS THERE A PRODUCT YOU CAN COAT WALLPAPER WITH TO HOLD BACK MOISTURE? My paper is pulling apart at the seams in the area above the shower. It was wallpapered for over 30 years *with no problem* until we re-papered with a brand new wallpaper. Regluing the seams will be an endless battle. We need to prevent moisture from getting through the paper. Hubby fears coating the paper will cause moisture to still get behind the paper and cause mold and mildew. Is there a product that we can safely use?

Coating the wallpaper with anything will just add weight to the paper and make your problem worse. However, there are wallpapers that are considered "paintable." Did you use this type?

If the wallpaper is pulling up at the seams and corners, try some wallpaper adhesive, really good stuff not stuff from the bog box stores (I used some from Sherwin Williams). Make sure the area underneath is clean and free of dirt, dust, particles, etc. Take a small brush and apply it to the seams and corners and on the wall and let it get tacky. Then press and hold. With some papers, you may be able to go over the surface with a warm sponge that also helps.

If there are tears or tiny areas in the wallpaper, use a small syringe and shoot the adhesive in.

The other alternative is just to take the time and take it off and just paint that area over your shower.

Another thing that may be contributing is excessive humidity in the bathroom. Does the bath have a good ventilation fan? If not, that will contribute to the problem by allowing water to condense on the wallpaper and seep under any loose seams.

You might check with Zinsser regarding their product called Gardz. I love the stuff! And it might be worth checking on. Good luck!
here's a link, if that is okay-
Paints, Primers, Wall Covering Products, Removers, Mildew Prevention

or they might could suggest something

I appreciate all the info provided here. Many thanks!

And CRAZYMA...I'm getting some of that stuff you provided the link for. If it doesn't work for my wallpaper problem, I read up and found it WILL do the job for another problem I have. Ain't old houses "grand"???!!!
