As far as the "office" goes, I can't say for sure without knowing the layout and details. I've seen some wall knockdowns to make rooms bigger that look like...well...wall knockdowns. Meaning the extra space can throw off the balance of the room making it look awkward with too much unusuable space. Plus, I always like the idea of having a dedicated area to keep household records and do household business, even if a full on office isn't needed.
I would buy new appliances for my granite and older kitchen cabinet kitchen and then decide which other area would bring me the most happiness... and was in my budget.
