Westin has a fine reputation and prices in the Shadow Creek Ranch area are very resonable give the pricing of the underlying land.

Well we hear that the landfill smell in certain parts of shadow creek and also is it suppose to expand? We are planing to build a 3700 sq ft home by westi and I was curious if you would how the electric bill would be on that big of a house. Right now we own a 2000 sq ft home built in 94. In the summer month my bill is about 300.

We live in the farthest west area of SCR, and, yes, upon occasion I can smell the landfill. When we were looking to buy there, I went over all times of the year and never caught a whiff of it, but, yep, alas, I have a couple of times since we moved in in early June.

We moved from a 2000 sq ft home in Pearland (built in '87, I think) which cost us about $300/mo in the hot months for electricity (had a gas stove and water heater; kept the A/C temp at around 74). We now have a new home by Perry that is qualified as "EnergyStar", 3000 sq/ft and the A/C temp held at 75. The light bill is basically the same.

Another question. When I bought my first house I lived in a apartment before and it was no big deal getting out of the apartment. Now that I own a house it seems a little different. Westin homes seems like I have to have my house on the market before they will do anything for me. I'm a little nervous about putting my house on the market and then my house sells and we don't have a house being built yet. My wife is very picky and she doesn't want a fire sewer or the green box in are front and back yard. It seems like he is not really helping us out. We really want to move and we are ready. What should I do? I don't want to keep calling the guy. Did u build ur house? If so did u sell ur old house and move into an apartment because my wife thinks that somebody will buy our old house and wait 6 months so we can finish building ours. I don't think nobody will but I might be wrong.

Sorry for it being so long.
I was an over 50, single, divorced renter before we built this new house. From closing of the contract to completion of the home was only 76 days. Amazing, but true. So, I can't speak to what you should do or not, but I know many of my friends that signed the contract, put their house on the market, moved into an apartment, showed their "for sale" house with all their furniture in it, and it all came together in the end.

If you're talking about the green transformer in the back yard, yep, we have one. I bought a "mock rock" to cover it up. It looks really cool. Just google "mock rock" and you can find some.

So, if you want build a new house, go do it. Put the old home on the market, move into an apartment (PITA for a few months) and be done with it. If it will ruin your marriage (LOL), then sell your existing home first, move into an apartment, and THEN sign a contract to build.

Westin shouldn't really give a rat's rectum whether your old house is sold or not. If you can, get a letter from your mortgage lender stating you are "Prequalified", then Westin should move forward. If they won't, go with another builder because that's just bull$hit.

Actually, Westin should be concerned if your house is on the market or not. If your home doesn't sell, then Westin just built a home, took out a construction loan, put all of your stuff in it, and you aren't going to be able to buy it.

It is far better to put your home on the market NOW and price it right. Ask the salesperson (hopefully it's Jason) if they use a home buyout program. If so, this realtor will list your home for 3% and not the standard 6%. Westin will pay him the 3% on the new home purchase (won't affect your purchase price at all).

Trust me, you would rather have sold your house with money in the bank, then to have your new home finish and your old home not sold.

You may be able to do a contingency contract, saying that by stage 5 your old home has to be sold or Westin will keep all of your deposits.

My wife and signed on our house and already went to the design center and did our upgrades. How long does it take to build a house which is about 3900 sq ft. I was thinking around 6 to 8 months. Is that right.
