Thanks. Summerwood does look very nice to us. Is house in pearland not good for resale? We also considered southwest innerloop and can go up to 40K, any advice?

Inside the Loop, newish construction with a minimum of 3000 square feet will be scattered. School district iffy but whoever buys from you later inside the Loop will not be buying because of the school district anyway.

How long do you plan on living in the home? If you are worried about resale, I would avoid buying a new build from a builder in almost any of the subdivisions in the area. Why? Because you will most likely be paying a premium and might not make it all back if you want to move in 5 or so years. You could get lucky and snag a real good deal on an inventory home. Keep an eye out for those. Ask the builder for their inventory list.

There is no real problem with any of the good suburban neighborhoods, only if you overpay. None will appreciate like inner city homes, expect modest 2-4% appreciation in most areas.

Why do you even want 3000 sq feet if it's just the two of you?
