Is anybody living in Shadow Creek Ranch in Pearland? Would like to get some opinions on that community. (heard there is a landfill there, does it effect the residences there?) And how about the house re-sale value?

I'm in that area a lot and you can't see or smell the land fill in Shadow Creek. Resale and housing in the area is ok since most of the homes are less than 15 years old.

The heavy slow crawling traffic on 288 South in the mornings and evening rush hour is the only negative I found.

If you would just use the search feature of this forum, you'd see plenty of discussion on SCR.

Well, long story. We really liked one floor plan from Perry Home, and we would like to build one. But the manager agrees waive the lot premium one day, and later before we sign the contract, he changed his mind. Therefore I am really upset about that. not about the money which is 3K but more of their attitude. Plus, they have a good sales there, almost gonna finish all the lots, therefore less room to negotiate. Plus, my job is near hobby airport, there is one of the reasons we start look at SCR.
