I agree, ask your question in MN forum even though I doubt you'll get any good answer b/c your situation is not typical renting situation. Also, the Startribune newspaper has a section on renting with an attorney that you can ask these sorts of renting questions. Her email is kklein@kleinpa.com.

I'm going through a situation with the tenant Im renting a room in my 2 bed apartment for $600 a month tenant son did sum damages to the room spilled a Gallon of milk on my carpet and let it sit there now my whole house has a bad order aside of the living environment she and her son sleep in very unsave and bio hazard to our home hallway was damaged also by tenants son by chemical spilled "bleach" bathroom counter top damaged by tenant by item left and stained with ink and rust that was left . Back screen door cut by tenant son with sizzers . Tenants has been mentioning about her moving gave her a 60 day notice to vacate as I hear and was told she's leaving in the next 2 weeks and has been avoiding the conversation about the repairs no deposit was taken from tenant when moved in I gave her an letter to vacates and refuses what do I do pls help someone I have a letter stating she would repair before vacating

I would suggest actually using a REALTOR® and getting some actual lease documents next time instead of relying on third party forum support when renting out your property myself. then you have things in writing. sounds like it could turn into a you-said, they-said at this point which could take you some time to resolve. to bad we don't have a reality judge show for you here in Houston. this sounds like a case right off one of those shows to me.

how did MN people end up in a Houston thread?

All states have different laws. In Missouri, by the time you go to court it can be 60 days and then the judge may give them another 30 to get out.

How long since he/she did not pay rent?

Send a letter giving him/her a warning about your concern.

Call or email him.

If he did not respond, that's the time you send an eviction notice.
