We are about to relist our house in Knollwood Village. We had it on the market for a month last year during the home buyer credit craze. We ended up pulling it after our contract fell through right when the home buyer credit expired and we realized how cr*ppy the market was. Now, we are going to put it back on with every intention on moving to Memorial. But, I am so scared about how the market is doing. Do any of you RE experts have insight as to how Spring will unfold for the 77025 inner loop homes?! Any insight is greatly appreciated!!

There are about a half dozen for sale now, all less than 2 months on the market. The three that have been sold in the last three months went in less than two months. Priced right, the house will sell. With any neighborhood where the homes are older like that, there are huge degrees of difference in upgrades and updates - from none at all to fully updated - so the price per square foot varies from $150 - $220 a square foot.

Uagreen, in what condition would you say your home is? Have you had your agent email you the past sales so you could compare your home?

Well other than that brief brain fart of needing to live in The Weedlands for a stupid contract that went belly up, I've never lived anywhere else.

But really, that strip between Westhiemer and 10, from downtown to Highway 6 is really the only area I know like the back of my hand.I only have moderate knowledge of other places. I really have nothing in my life that requires me to have to go out of that little bubble. But I know parts of town, high dollar or not, that I would never buy in.

Extremely good condition. New kitchen w granite and stainless steel everything, updated bathrooms with granite and nice tiles, original hardwoods, all new double paned windows, Trane AC unit in 2009, new pipes in the bathrooms in 2005, roof new in 2005, getting a new water heater installed next week (before we list).....very nice home. We have just outgrown it and I work in Memorial.
