Howdy!

I am planning on relocating to N/NW Houston and am currently "studying" Jersey Village (in particular these neighborhoods in the title) - zip code 77064.

Are they safe and family oriented? I know that NO place is 100% safe but some are betters than others, so...

Also, how does this area compare to Cypress (zip 77429)?

Please help! Thank you, thank you, thank you.....!!!

As a rule of thumb (not always) 77064 is less expensive than 77429. Be sure and look up individual addresses at www.tsarp.org to see where they fall in the flood zone.

You might also consider 77095. Pricewise, you will find it close to 77064 - but not usually in the floodzone.

I lived for 11 years in Westbridge. I felt perfectly safe there the entire time. Had no problems walking around late at night.

I never saw the neighborhood flood but the intersection of Beltway and West did. The back of my house was the retention pond behind the neighborhood and the water would get high but never threatened my yard.
That's saying a lot because I went through Tropical Storm Allison, Tropical Storm Frances, and all sorts of hurricanes that flooded the heck out of Houston.

My brother lives in Westbridge and he is happy with the elementary and middle schools and the friendly neighbors. I've not seen any flooding in his area. A good optometrist out that way is Dr. Michelle Mai, at West Vision.

I live just east of 77064, inside the beltway in 77040. The neighborhoods you mentioned are nice and cheery. We considered Willowbridge and my mother considered Winchester. The schools are solid (Gleason exemplary) and there is shopping close by, not to mention easy access to the beltway and/or 290. We decided to buy inside the beltway because DH set it as the boundary for his commute, and my mom ended up in east Cypress off Huffmeister. I also have a sister in Hearthstone, 77095 (West Rd exit off 290) which is a nice area but again too far out for us.

People are attracted to Cypress for the newer, bigger housing stock and good public schools. But it is crazy far and the traffic outside the beltway on 290 is atrocious. If you are working in NW Houston the commute may not be an issue for you though. Still, I think you would appreciate the convenient location of 77064.

I have lived in 77064 and 77040. We actually concentrated our home search around there but ended up falling in love with a house a little further north. I have friends who live in the communities you listed and they are very nice family neighborhoods. If you are buying a realtor can tell you which neighborhoods to steer away from. None are “bad” they just may have less resale value then some others.

I agree with fnh. Cypress and Copperfield you do it get more house for your $ but the traffic on 290 is awful.

If you don't have a realtor the one I used was excellent. After looking at some homes and getting a feel for what we liked she would preview homes and tell us about them. One day she visited 15 homes and only two really fit what we were looking for. Saved us an entire Saturday! Let me know if you’d like her name.

We lived in Willowbridge from 2000-2005 and really liked the neighborhood. The location is convenient to most of Houston and I could avoid much of the 290 traffic if I got out by 7:15 AM. I'm not sure if this is still true- I know 290 traffic has gotten much worse. We left for better schools in the end though.

I am also considering the 77064 area specifically the steeplechase Drive, Jones Road and 290 area. I am looking at buying a townhome theres. I am single so I am very concerned about safety. How safe is the location?
