Any ideas how bad traffic gets here in the mornings? 30 min average? 45?

25-30 minutes.

Strangely it's much better to get off at Silber and shoot down Memorial through the park. Inside 610 it becomes a parking lot. Non-rush hour it's about 20 minutes.
