Thank you! Yes, I purchased it from The Dump in North Houston. Funny story about that table. I accidentally broke one of their bar stools while leaning back into it....I felt pretty bad about it.

We decided to go ahead and purchase the dining set in that photo as a gesture of courtesy. Good thing is that I don't regret it. It's a great table set.

The prices of The Dump (and comparable sellers) are about 1/3'rd the price of Star, yet half the quality. Star, in my opinion, has great quality furniture. Hardy, sturdy furniture. Louis Shanks is just above Star quality, but you'll be paying twice the amount at minimum as well.

Now, with that said, Neither Star or Louis Shanks are easily affordable, but, if your budget is in near that neighborhood of price, I highly recommend going for it. We shopped for furniture for a couple years, and given our very patient nature, we held out for the Holiday deals at the more pricey locations. It truly is worth it. Especially since the cheaper 'room store' locations are pretty darn low quality...I know this since my previous condo was furnished with that cheap mess, and entertaining and having friends over wore them out like cheap oil changes.

I suggest visiting the top floor of Crate and Barrel, the sturdy furniture from Pottery Barn and Restoration Hardware, as the extra money spent will so be worth the shanty quality of those 'quick and easy' furniture outlets. In the world of furniture, you get what you pay for.

we are thinking of building in fairfield now, Summer Gate is their new area and they have about 23 lots left! We fell inlove with a triumph floor plan but they only offer 12k in upgrades adn 2500 towards closing. To really afford this house we need about 25k in upgrades and all closing costs paid. Is this possible. the list price is 212,990 and the floor plan is the Joann..

any adive on the best way to go about this would be great!

If they want to sell, they will negotiate. You can always make an offer, worst they can say is no. I'd at least start with having them pay all closing and owners title policy, that alone is around 9K. Westin gave me around 20K.
