With that said, If I buy a house now, which will be a better investment or which will worth more like 10 years from now?

Both about the same in the long run. Telfair's appreciation will be held in check by all the building for the next several years.

Coffee table question for you - how would Telfair's appreciation be held in check? Frankly besides the empty lot across 59 from Telfair there's not much place to build around this area. On the other hand, depending where you are in Cinco - there's always a new subdivision down the street from you.
Just my thinking.... you?

Telfair is not done. As long as new construction is available - re-sale is kept down.

Although building is actually going on MORE in Cinco - Cinco has spent years and big money advertising/marketing. When I have clients moving into the Houston vicinity - they already have Cinco as their main target (sometimes, even when it really doesn't work location-wise, I have to suggest other options). Cinco and The Woodlands - they all know about them - and are sold on the areas without ever having seen them.

True, but my point is that there's nothing except few hundred more houses in Telfair that will be done/sold by 2014. When I travel to Cinco (specially West of 99) - I just see swathes of new neighborhoods... we could be building here for the next few decades. In other words, more new construction around Cinco then Telfair in the next 10 years. No?

It's not just Telfair that will affect Telfair, it's also Aliana and Riverstone. If you buy in Telfair and plan on living there at least 5 years, I wouldn't worry. It's the ones that move every couple of years that will not be happy.

Riverstone, may be.... Aliana is a long stretch away from someone considering Telfair.... but 'reputations' to you for your replies

My understanding is once they build the rest of 1000's home around Telfair, there is no more land to build. That's what they said. That's the end of it.

The end of Telfair - but they will probably go further out - they always do.
