We are debating between houses in the Ashford forest estate (north of Briar Forest and just east of Dairy Ashford) and the area just north of i-10 between gessner and bunker hill. Our budget is $200k and we don't have a worry about schools for another 7 years or so. Everyone has warned us away from any place north of i-10 on Gessner or Bunker Hill. The area DOES dramatically change as you go north on Gessner and cross i-10.

The Ashford area is nicer overall I would say but is further from town and country and the City Center.


PS. We've looked at georgetown, the pines, ethans glen etc...we have moved beyond the townhome search.

So, where is the best deal for a $200k house near the City Center area?

Check out Westbury on the south west side close to the loop you can get a nice 1700sqft to 2200sqft home for $175k to $215k

OP: The two areas you picked are very close to city center, no more than 15 min. I prefer the Ashford area b/c you're surrounded by nice neighoborhoods and close to Terry hershey park and lots of amenities in that area. If you go to zip code 77055, it is best to stay south of Westview. That area has a lot of potential to appreciate although I don't feel safe there...maybe in my head.

Thanks, should have mentioned that we are trying to stay west of Blalock/i-10. I will be commuting west of Katy several times a week (but we don't want to live in katy) in a reverse commute/traffic situation.

So...between highway 6 and blalock is our target area.

Walkable to City Center would be nice but we don't have $750k!

Most of what is 1 to 1.5 mile of City Center is $300K + your gonna have to look 3 to 4 miles away there is some decent places south along the beltway Check out Meadows Place West Bellfort @ S Kirkwood & S Dairyashford right along the beltway

not to plug my neighborhood again, but westwick (i-10 and kirkwood) or Sherwood Forest might be up you alley. Alternatively, Ashford Forest is just fine as well as Country Village next door.

There's several options within a 3 mile radius, so I don't understand where you're coming from.

harsh dude, there are some nice neighborhoods south of Long Point up there.

I'm kidding, basing on some posts here the area north of I-10 is a mexican ghetto. I actually live there and have lived there for last 9 years, and really like the location. Close to everywhere, great shopping, cheap, and SBISD schools for little ones.
