I have been looking at the same scenario, debating buying a house with 1-2 acres, but I don't want to be way out in the country and disassociated with the rest of the city and my budget is under $500k which limits you from buying in any of the large MPC communities with 1 acre lots because they tend to cost between $500k-$2m.

From my research your best bet is to go North. Either in the NE area, Humble, Kingwood, or that area....or you can go North around Tomball, Pinehurst, Magnolia, etc... I drove up there and looked around, but the drive is simply too far for me and I prefer the Oak and Pecan trees of the SW over the tall pine trees that dominate the Northern areas. I found a nice area in Richmond, but the land is kind of high I think...$130-200k for a 1-2 acre homesite. When you start building on the lot, I can only imagine that it would be difficult to stay under my budget. So I am kind of at a loss and still staying in my current new construction build for now.

I'm not sure if you're looking for a couple of acres or a hundred acres, but you might try looking around Fulshear, Richmond, and Rosenberg. I've seen several nice properties out that way that might fit the bill. I'm sure there are others closer in, but those seem to be well into the seven figures. Another suggestion would be to use the "lot size" specifier on www.har.com and see what you come up with.

Katy and Brookshire have plenty of available land that is close to I10.

Thank you for the replies. I will check out all of these areas. I'm beginning to think we may have to lease something until we become more familiar with the area & the commutes.
