Hey fellow members,

Need a bit of unbiased advice. We have been shopping for a new home since November of last year. We've narrowed it down to the following:

1.) Meritage Homes , 3,233 SQ. Ft, 2 Story. 60x115 Lot(Possible Pond View), Klein ISD, 2.76 Tax Rate before Homestead, 47 Acre Neighborhood with approx. 145 Homes. Walking Trails & 2 Small Parks

Location: Spring-Cypress @ T.C. Jester , nothing really around it, any retail shopping needs are a few mins away @ Louetta or FM2920. However it offers peace and quiet because of it's location. A bit further in and not close to a highway. Harris County. NEXT TO A CEMETERY

Incentives/Price: 213K, 10K towards upgrades, 3% towards closing. These are standard and do not include any negotiation.

2.) Castle Rock, 2,570 SQ. Ft, 1 Story, 70x140 Lot(Corner Lot on Cul De Sac), Conroe ISD, 3.48 Tax Rate before Homestead, 1,150 Acre Community, tons of houses when complete, pools, club house, tennis courts, basket ball court, canoe launch to spring creek, 10 mile trails, solar farm to power amenities, splash pads, next to spring creek reserve, elementary and jr high schools are next to neighborhood. Solar panels are included with the home, built to EFL standards with a lot of new technology. granite counter tops, SS appliances, Front load washer & dryer included. Guard manned gate access

Location: Riley Fuzzel Rd @ Rayford, not much around either, very green and beautiful right now. Retail shopping is 5 mins away and closer to woodlands area. access to hardy and 45 are 3 mins.

Incentives/Price
: 245K is list price, however since it's a spec home they have anywhere from 30-40K off list price, not sure on contribution for closing at this point. Home is move in ready, house has ton of upgrades.

Basically, should we get the house we like in a neighborhood we dont like or should we get less house and higher tax rate, but be happy with the amenities and easy access to hwy's. the c-rock home is still very nice, so it's not like we don't like it at all.

Any opinions?

Do not count on peace and quite anywhere near Louetta or Spring Cypress. It is going to look like 1960 in a just few years. Especially now. Go to Swamplot and look at the arials of work being done on the Exxon site.

There's always that possibility, but the neighborhood to apartment ratio off of Louetta and Spring-Cypress should keep them fairly decent, especially for the Chancel section next to Spring Creek Oaks (the neighborhood to the north of The Chancel off of TC-Jester). While anything could happen, I do expect the farms to eventually be developed into new neighborhoods and help insulate that particular section. Now go west on Spring Cypress and all bets are off with that development.

Its not like they'll tearing down all the businesses along Spring Cypress and putting in an expressway though. Just normal neighborhood to commercial center traffic.

Really, I see 2920 being the next 1960 (its getting there now). Louetta and Spring Cypress will be lessers. They will be fairly busy however. There's no getting around that. I just hope that TC Jester doesn't become the next Champions Forest Drive however, which I think is the bigger concern.

I'd pick the one with the better rated schools. The Chancel doesn't sound like its going to be the next hot thing anyway. Their layout and location is poor and relies alot on the development next to them being higher end (which its still at risk of not being) and TC Jester traffic is at risk of increasing steadily as people use it to bypass Kuykendahl and Stuebner Airline to get to 2920. I know the Klein schools and Collins and Oak are ok. It might be nice if its zoned to KHS. The other subdivision is next to Rayford, but sounds big enough in itself to insulate it from the hazards of, well, living near Rayford. If the school district goes to a good conroe school (like, uh, the woodlands?) then it might be a good buy. If its crappy Conroe schools, I'd give it a pass.

Check out the location of the house in relationship to segment G of the Grand Parkway. The money for segment F is happening.
