Just found out from someone that Land Tejas is selling the Development to another Developer (Four Star - of which I can't find any information about anywhere) and was wondering if anyone knows anything about this and what this could mean for the community? In general do things tend to change when this happens? Deed restrictions? Builders? Home values? Master Plan layout?

Thanks for any opinions.

I highly doubt they would change the deed restrictions or the master plan but there is a chance they will change the builders and the builders may change prices. There was a neighborhood near here that was 160k+ and they brought in a new developer who brought in cheaper builders at 120k+. I feel bad for all those poor bastards whose homes dropped 40k in a day and there is still about 60% of the subdivision to be built out.

Actually, I think the information I heard is wrong. Apparently, Four Star is providing the funding, Tejas is still going to be the developer. So things may not be changing after all.

I spoke with Jarrel from c-rock homes. we were about to buy a spec home, but decided we could get more house for our money in a less nicer neighborhood.

He stated they were going to bring in higher tier builders like David Weekly, Trendmaker, Perry, ETC...

But not sure if he is 100% accurate on that.

But i just dont like the fact that developer is changing. Supposedly he said they were going to bring in the amenities sooner. Which i think is great.

If you go to C-rock homes, tell em Armando referred you. C-rock has the best bang for the $ out there. But IMO Westin has the nicest homes, but they are more $$$

You should never buy in a new neighborhood without the amenities. The neighborhood I mentioned above where they brought in the cheaper builders they have been promising to build amenities for over 4 years and there is still nothing there, so glad we didn't get a house there.

The actual response I got from the Westin was that Tejas was going through Amegy Bank for there financing and they were not releasing funds fast enough to make improvements (amenities, etc..), so Tejas sought financing through "Four Star" who bought the note. "Four Star" is supposed to be a developer too but I was told that they are only acting as the invester. I will check more on this though, since it seems conflicting.

I was told the same about the amenities going in quicker but also though, that it was an agreement the two parties made as part of note transition.

Yea i don't know what to think.
It's been selling slow, now Lennar has a neighborhood in the woodlands area with solar power, so being rare isn't an advantage anymore. but discovery has been going on since 2009 and still doesn't seem different.

maybe these new funds and higher tier builders might attract more attention.

beautiful thing is we can be in our house and 8-9 years later when its close to being finished we can get a good deal

legends ranch is about done and it's been going on since 2003. 8 years !

Anyone have any updates?

We're house hunting and think that Spring Trails may provide a better commute than the areas we have been looking in. I really like Discovery, but it would be nice to have some reassurance that ammenties are being built.
