Is it safe? How's the property tax? What's the commute like to jobs areas such as downtown, etc?

Are there any other sub divisions near Southdown that's similiar or better than Southdown?

Default Define Safe?

Southdown.

southdown was one of the few "communities" in Pearland before/as Silverlake (CR 90 and 518) and Silvercreek (288 and CR 94) was in contruction.

There are homes that date back to the late 1970's, with many in the 80's. It is a "starter" home neighborhood. The perception in Pearland is that it is "ghetto"

right or wrong that is the stigma of this starter home area. They have been rezoned just recently into very nice middle and highschools , which is a big plus for the area.

on the flip side- you can find great value priced homes, right off of 288 and there are no city taxes!

Along the same value lines you might want to consider: autumn lakes, crystal lakes and silverlake (specifically sedgefield/cambridge cove/et al within silverlake) if I was going to spend around $175K for a great home in a great neighborhood, I would surely stick to silverlake and pinpoint sedgefield!

Houstongal123, how "ghetto" is it? What's the racial make up of that neighborhood? How much is city tax? I know that property tax is about 3% (including city tax)...right?

Can one get into downtown Houston within 45 minutes during rush hours from there?

Have you heard anything about this garbage pile place that's expanding near Shawdow Creek Ranch area? Is that going to affect Southdown and the other areas you mentioned? By the way, there is nothing less than 200K for autumn lakes, crystal lakes and silverlake on Har.com

Shawdow Creek Ranch is all over the map, it's a mile West of Southdown, but it's also like 5-10 miles Southeast of Southdown.

I cant tell you for sure. It enjoys a high population of african american families. There is a "older" section, homes in the $79-80's that got the "ghetto" birthmark.

I think its a great area for the value. Very close to 288.

In all honesty, you cannot live in a finer neighborhood for under $100K in south of Houston. Period.

You may also try: Sunrise Lakes, just a bit farther down hughes ranch road.

How high are we talking about? 30%? Those are not renters right....they are homeowners? Tell me about the tax rate.

I agree. Please stop using the word Ghetto here. Some people may find it offensive and I'm sure it has different meanings for different people. Be descriptive please.

Now, I am confused. Did Houston girl meant that the Southdown area is ghetto or did she mean that it's an area with lots of blacks?

Whatever the answer is, what's the percentage of blacks in Southdown? 20%, 40%, 60%, 80%???

You can find out the ethnic breakdown of any of the neighborhoods in Pearland by looking at the school district zoning maps:

Obviously the schools will consist of students from several different neighborhoods, but it will give you a rough idea. Southdown students attend Challenger Elementary.

Southdown consists of two different eras, old and new (built in the early 2000s). But the old and new sections are literally next door to each other. So the house prices and sizes there will vary a lot. I'm not sure about renters, but I think I've only ever seen one "For Lease" sign there. The majority of the people there are young professionals.
