Want to build an in-law suite over our 3 car garage in Cinco Ranch. Has anyone ever done this or know of anyone who has done this? If so, can you recommend a contractor and share experiences/information please. Thankyou!

I don't live in Cinco Ranch but I'm curious because my in-laws kind of want to do the same thing in another HOA controlled community and I would think an HOA would never allow this. Cinco Ranch HOA allows you to built an addition over your garage??

I don't know for sure as we have not yet applied for persmisson but I have seen a number of garages with additions on top in the older sections of Cinco Ranch - North lake/South lake villages. I am assuming they were added on years after being built but even if built with the original home that means they are allowed

Millbrook-Construction is a great contractor that does garages and garage additions. They recently built a garage for my in-laws. I spoke to them about adding a gameroom over my garage and they explained that the slab and structure need to be adequate for a second story addition. If your garage wasn't built with a second story in mind, you would want to get a structural engineer to test if the slab and framing can support a second story. In fact, the city of Houston requires that, but I realize you aren’t in the city. I haven't looked into it further, but would use them if I decided to do it. Two houses in my neighborhood got rooms built over the garage the one that is 4 houses down looks really nice the other that is 3 blks away I do not like it so much it is so so
