Hi,
This is more of a vent than a question, but any input would be greatly appreciated.

We signed a contract with Newmark in Pine Mill Ranch (Katy, TX)to build our house (about 5000sqf) sometime in mid March 2011. At the meeting before they start to build, they presented to us that it will take them around 80-90 days to finish our house from start to finish. They started our house on 4/7th, and the process has been smooth, somewhat. They did, however, made a little mistake on the bricks selection of our front entry. They installed a different color brick than they suppose to. Well, we let it go because it kind of look better than our original plan. But it was a mistake on their side.

Now, they told us the house will be finish on June 15th! That's less than 80 days from the day they started. Ok, fine. But then they start pushing us to close on the 27th of June. That didn't leave us much time to prepare for closing. My agent has been asking them to extend the closing until mid July, but they've been stubborn and told her they'll talk to me about the closing date. I told them we can't close on the 27th! Basically, I'm pretty upset that they're pushing us to close (so that they can meet their quota-I am sure).

In this situation, what would you do? Of course we're not going to walk away (leaving our 6k with them) just because of disagreement on closing date. I just want to know if anyone experience anything like this, and what did you do?

man they build a 5000 sq ft home in under 80 days.

Just tell them you aren't ready and stick to it. They'll wait. There's no way they would let you go and put the home into their inventory list. Unless it's a super hot neighborhood, I'm not sure where you are building, but I think you'll be fine. Is it an in house lender of theirs? Are they threatening by canceling your contract?

We are building in Pine Mill Ranch. Thanks for the advice. Yes, we told them we're not ready to close on their given date. We have outside lender and I think it's because our lender told them that everything is ready to go, that's why they're pushing us.

Is there any particular reason why you can't close by the end of the month if your lender has said everything is ready to go?

They always pad the time a little when they give an estimation, assuming rain might hold it up some. We haven't any of that stuff.

If they said between 80 - 90 days and they started on 4/7 - that means the house would be ready between 6/27 -7/6.

I wouldn't worry too much about the time spent building, pertaining to quality. They may have just devoted more crew to the house than another builder. As long as you had your own inspections done, you will be fine.

Wow, building a 5000 sqft home in 80 days...our 4000 sq ft near Austin took 8 months. Hope you were paying attention to what they were doing!
