Does anyone know of the area around fondren place townhomes? We are looking at renting one. These are right at the intersection of fondren and s braeswood.
Worried about crime around the area. Our realtor suggested that while inside ipthe complex is okay outside is another story.

We have small kids..toddlers.. Will it be a good choice for a short period?


Other options we have are older ranches in westwoodpark neighborhood ( near willowbend) and in Willowbend.

The only thing "right at the intersection of Fondren and S Braeswood" are stores and Brays Bayou. Are you talking about the white ones further west along Braeswood right on the corner of Braeswood and Braesridge? If so, I think those are OK.

Where is Westwood Park? Willowbend is fairly long. I'm assuming you're talking about the western end of Willowbend near Fonden. I don't think the apartment complexes there are very nice. I think the homes are OK, though.

In that area, as a rule of thumb, houses and condos/townhomes should be OK. I'd steer clear of apartments.

We are unfortunately still out of town. So can't go and look. The address says fondren rd. When i look up the map it is on fondren with s. breaswood on one side and may be some apartmets or wanda lane on the pther side..i am looking at the map.

Perhaps the nearby apartments are a problem?

The overall area is definitely a bit sketchy but I think the crime is largely within the apartment complexes. Those condos look pretty nice. If you go a bit further into Sharpstown there are some nice homes in pocket neighborhoods; have you looked there?

Thanks for the reply. We may not be able to go see it in person before we sign the lease. We are only looking for a rental and will look for houses in mereland / bellaire areas or around.

Did you mean the rentals in sharpstown may be better? We are looking for a six month lease.

Yeah, I see Fondren Place Townhomes at 9477 Fondren on the map now. I don't really know much about those particular townhomes. I must say that I wouldn't really want to live around there. I think it's sketchy myself. If you can afford to buy in Meyerland or Bellaire, you should be able to afford to rent a nicer apartment/townhome than something on that stretch of Fondren.

I didn't realize it was temporary; I thought this was a price-point question, in which case I thought you might find a house in a different neighborhood. For a short-term rental I wouldn't worry about that neighborhood. It's sketchy and you're not going to want to send your kids out on their bikes to cruise around the streets but it's fine for a little while. Convenient to the areas you're looking to purchase in.

The problem is in getting a flexible lease term or short term lease. This place may have one such option.
I would be interested to hear from anyone who knows the inside stories in that community. We may not venture out much to the bad areas..may just get to Braeswood and go where we need to..
What does sketchy means.. Can you stop to fill gas in your car without getting mugged, Minor grocery shopping and so on?

Don't go to the gas station at midnight and you'll be fine. Go at midnight, yes, you could get mugged or (less likely) shot. A couple blocks away at Hillcroft and Braeswood things are totally fine; I go running at dusk along the bayou without concerns.

I,ve rented a place in fondren place town homes and presently bought a property there.The community is safe. I've not heard of any muggings .The surrounding appartments may not be so good but the truth is I'v never lived in any of the surrounding apartments ;so can't give an objective appraisal of them.Just remember that crime can and do happen even in the most expensive of neighbourhoods.
