My parents bought a Ryland home and I accompanied them to all of their design center appts.

I would suggest going there ahead of your 1st appointment and just walking through to see what kinds of choices are available. Nothing will have prices on it, and most of the personnel won't talk with you about the prices until your actual appointment, but it is helpful to narrow down what you like or are interested in, so that you can ask them about it later at your appointment. We spent the most time on granite, cabinets, tile, and carpet, and we were so glad we had perused everything ahead of time--then there was less pressure and rushing during our appointment.

Markups are pretty huge. My parents had a 22K allowance and ended up going several thousand over even though they gave up a lot of the options (due to the cost) they originally had their minds set on.

They are pretty happy with their home now though, and luckily they didn't have any major problems (such as the wrong materials being installed).

Ryland Design Center on a lot of stuff they where pretty reasonable on price. Some things were obviously marked up like wood floors but the hassle of of redoing flooring after closing would be a pain. We had a very generous design center incentive so is covered a lot of the cost. It is very easy to spend a lot as depending on the series you are doing with Ryland and you could find yourself having to add in a lot of upgrades.

The community we are currently building in we ending up between structural upgrades(rear brick, bay windows etc) and design center upgrades we where at nearly 100k in upgrades to match what was included with other builders in our neighborhood. I could have also easily spent another 10k to get the basics on the wishlist. However even with the upgrades our home was still much better priced than the Highland Home building on the same lots in our neighborhood.
