I'm moving back to Houston and would like some input on where to buy a home. Previously I lived in Spring Valley and loved it but the prices have gotten a bit out of hand. I'm going to be working near I-45 and Sam Houston tollroad. I've got a $400K budget to work with but am really picky about fixer-uppers. I don't think I have to patience for it. Don't want a Heights townhome and don't really want to fight the traffic out of the Woodlands. What do you think of the City Center area (tollroad and I-10) for a commute. I'm just really concerned about price appreciation and willing to buy in a "transitional" neighborhood.

Um, that's one of the most expensive areas in the city. I don't think I would call it transitional. Appreciation has been pretty much on a steady climb for the past 20 years. For the most part 350k, is about entry level these days for a house that has been only kept in good condition since the 60's, just outside the Beltway. 500k for those inside the Beltway (with the exception of those near the freeway) If you get east of Gessner, you are talking teardown condition for 800k.

However, if you are referring to north of 10, then just it's transitional yet improving with the Hospital/CityCentre/MMC activity.Schools are a ways off before they improve though. There are some huge lots hidden in there.

Now if you go a little farther south into 77077, you get more for your money, just the schools aren't as well respected, but still good.

Are you talking about the Heights or City Center? I don't know much about the City Center area. Been scouring har.com for home in Garden Oaks, Heights. Looks like a lot of sales and reachable within my budget but I'm uncertain about the development going on. I'm afraid I'll have a single family home across from a row of townhouses. Any suggestions on neighborhoods given my budget and work location by the airport?

City Centre at the Beltway/10.

If you don't object to the burbs, Kingwood would be easily reachable in your budget,great commute, and you could get something rather nice for that.
If you want to stay in town, I would consider Garden Oaks, but I'm not too familiar with that area.
Or you could look at something in Ashford Forest/Country Village, near the bayou and the Beltway. Some nice things in there. The park is amazing.
