Thinking about buying a property in Galveston
Can anyone advise on good areas and areas to avoid ??

I have been looking on realtor.com and cant make my mind up !!!
There are some beautiful Victorian places also lovely beach houses.
Just would like to know safe areas low crime rate etc
Also property taxes etc

If you are looking at Victorian homes in the city, then you really, really need to drive around and see the area, unless you are already familiar with it. I don't know the streets in Galveston all that well, but there is some really, really neat stuff right next to some extreme blight. Some parts of the city are like a checkerboard of good and bad. The safest area is probably the west end, but almost all the cool stuff is in the city itself.

Recently saw a report where they were going to let the west end go into the gulf. Erosion is an issue there.

I am not sure why you would consider that wise. They get hit by a hurricane about every 7 years on average, and are just now recovering from the last one. Also, much of Galveston is dirty and not as flourishing as one might believe.
I do have family still over there, so I am aware of these things, just FYI...

Also, the hurricane/flood insurance is mandatory there, and it runs close to 10,000.00 per year.

I would say the area south of Broadway from 13th st to 45th st would be the best area

Yeah, this. That Rice U. report claims "rising sea levels", but common sense says that since the Earth has had the same amount of water on it for around four billion years or so in some form or another, subsidence and erosion are paying the Island a visit in a major way.
