As the title states, are looking for a lakefront property zoned to Katy schools, price topping out about $550k. Have visited the following:

Grayson Lakes - Like this one
Wyndehaven - just missed out on a lake lot here, are sold out now
Windsor Park Lakes - houses are so crammed together
Grand Lakes - Don't seem to like many of the Trendmaker floorplans
Avalon - really love this but can't meet our price goal
Falcon Point - don't want to live on a golf course
Cinco - lake houses seem to be either too old (early 90s) or too $$$
Pine Mill Ranch - RE agent not fond of the lower price houses nearby
Cardiff Ranch - Too remote, down a twisty two lane road
Firethorne - No lake lots currently available

Anything we are missing?

Haven't been to Cross Creek Ranch, not comfortable with the Katy/Lamar split

look on HAR.com, here is one to look at Lakes of Katy they also have lots so you can build your own.

There are currently 3 lakefront properties in Avalon $550k and under (one option pending) so I suppose there was something else about those properties you didn't like. If you have time to wait a bit, something you like may come on the market. The only problem I have with Avalon is that you must exit to Fry - I have seen eastbound traffic on Fry back up to the entrance of Avalon a time or two.

I would reconsider Cinco S Lake or N Lake - the trees are nice and mature - you can always update if you can find one at a good price.

As for Cardiff Ranch, I wouldn't worry about the remoteness. In Jan 2007 there weren't homes in Cinco beyond Katy Gaston, and now they are almost built out to 1463. Soon Cinco will be starting on Cinco NW just north of Cardiff Ranch. And that two-lane road will be 4-lane before you know it. Spring Green Blvd is going to run out to 1463 in the near future as well. In a couple of years you won't recognize the area - believe me!

Yes........funny! I'm old enough to remember when Katy was the size of Sealy now. Recently returned from Houston, and on the way back saw a sign that says "Katy Area Next 9 Exits." Unbelievable.

I suspect my elementary school friend's parents' property is now Katy.....totally developed.......with the pond ("lake") included.

When are they going to finish that flyover?

Cardiff Ranch is closer in to 99 then Cross Creek. Cardiff is on 1463, between 1093 and 1-10, right next to Cinco Ranch Blvd. Cross Creek is down 1093 past 1463. The narrow 2-lane road you are talking about is not the only route you can take to get to Cardiff. In fact, I see Pine Mill right across my back yard and Cinco is literally 1 mile away. Cardiff will eventually be right in the middle of Pine Mill and Cinco. Divided by a green belt from Pine Mill, and that 2 lane road from Cinco. I live in Cardiff and my work is located right past the entrance of Cross Creek. I am not sure you have a good idea of exactly where Cardiff is located because Cross Creek really is further out. Cardiff is newer then Cross Creek and they do have lake lots available, with more to come as they open up the new section. You will get more for your money in Cardiff vs. Cross Creek and we are definitely zoned to KISD with Lamar no where near us! Good luck!
