Westin Homes has some very nice plans with great interior features. My buyer purchased in Fairfield's 80' product and he is very happy with the plan (Patterson) he choose. The discount will vary depending on if you are looking to build or purchase a spec home.

we are thinking on springfield plan, he offered us 15000 incentives ,is it enough or should we ask more.

Seems nice, more narrow than they build. I guess if it's going on a 50' lot it would make sense.

At 254K Base price, you should be at 17,780 @ 7% and 20K @ 8% incentive money.
Seems like your salesman is doing 6% and leaving himself some profit. My sales man told me others do that to make it seem like they were giving you a good deal, when you asked for more and they gave it up. I would ask for more, at least the 7% if you are getting the granite promo, unless that's just a standard feature.

Ask for more, ask current owners in the community what they got for incentive.
Or if you have a realtor, they should be able to pull up how much the builder contributed to homes that have closed.

yes it is a 50 foot lot. The base price $255000, granite is standard in master bath and kitchen. today we will visit and negotiate. I was thinking to ask for 30000 incenctive so that after bargain we can at least for 20-25000.

FYI, There are very good deals on Westin Homes in Lakemont subdivision...in Richmond/Katy, Texas. You can go to their website to get an idea of where this area is. A friend's brother went house hunting there over the weekend.
