Does anyone know of a neighborhood in Sugar Land that offers 3 or more acre homesites for new construction?

I took a quick look on HAR.com and didn't find anything in Sugar Land. Brazos Lakes, River Forest and Bridlewood Estates are in Richmond and Sienna Point is in Missouri City. There is also Newpoint Estates and Oakwick Forest in/near Missouri City.

Alkire Lakes might come close with 2+ acre lots but there are none available right now as it is a more established community.

There are two lots next to each other offered by the same seller. 2.3 acres combined.

Wow yeah there are actually 4 lot listings in Alkire Lake (including the one mentioned above). Yesterday was a long day!

Check out Royal Lakes Estates. There are a few lots available. Located in Richmond. Tax rate 1.8.

Why is the tax rate in Richmond so low compare to most other areas of Houston?

Hmm... not that I know of. But maybe someone will chime in if I'm wrong. I think you'll have to go just west of Sugar Land and look in Richmond for that sort of acreage.

I don't think all of it is; it varies by neighborhood. But also, most of it has no city tax since the actual city limits of Richmond are tiny; most places with Richmond addresses actually are not Richmond city limits.
I have lived in Richmond for almost 20 years. 2 different communitites - Pecan Grove and Royal Lakes Estates. Both communities my tax rate was 1.8%. The taxes are low because of MUD and the school district. LCISD tax rate is much lower than FBISD.

Pecan Grove is not 1.8, because of it's MUD, but it is still very low. Other areas close by are 1.8.

To the OP, Either Alkire Lakes, Marathana Farms or Palm Royal Blvd are about the only place in the city to get a lot over 1 acre. A much cheaper option would be Bridlewood near 99/59, but I'd recommend the Pecan Grove area. I think Grand River and River Forest both off 359, or Rolling Creek off 723 offer the best lots in the area.
