I have a rental property with a unique area of outdoor space along the side of the house that is designed so that, on a rectangular area, one side is composed of exterior windows, 2 opposite sides have doors (House and Garage Entry) and the side across from the exterior windows is a wooden fence.

In all, the area is about 12 feet x 8 feet and is open to the elements (No roof). I want to build a roof that covers the area. It will be attached to the hous eand slope; however, there will be no A/C in the area, just a fan. Do I need a Permit for this?

Also I want to put a floating deck in the backyard. Do I need a permit for that as well?

Legally you do need a permit for the roof/electrical work.

Also if you have an HOA you will need consent from them.
