Sub 850 still rocking and rolling. Over 850 kinda at a stall unless perfect. Same throughout the city the past month though. Prices aren't dropping, but million dollar+ properties aren't moving the same way from River Oaks through Memorial the way they were 3 monthes ago. Lender issues is my guess. Or we ran through CEO types quickly. But its picking up again...a little in that category.might have something do with the school year end, graduations, moving and vacations too.

OK. I was avoiding specifics as the boom/bubble (depending on your view point) seems to be city wide or at least in my experience all of west Houston north and south of the i-10.

Specifically, in my neighorhood zoned to Spring Forest, what sold last year for $550k is going closer to $700k this year. A lot might go for $400k to $500k, my guesstimate as they don't come up often.

As people get priced out they go further west.

Commercial - Three 'problem' 60's era apartment complexes have been torn down and are being replaced with class A apartments. Spring Forest might start looking better on paper for those that worry about such things. Even the ugly strip malls are starting to be revuvinated or torn down and I suspect that will pick up after memorial drive is rebuilt.
