We are interested in buying a home in the westover community in League city. Could someone provide more information on the community and as well as the builder Meritage Homes. Love their plans.......but just wanted to see if there are any concerns with the builder that we need to be aware of.

Builder quality can vary by neighborhood as a lot has to do with the local construction supervisor. I bought a Meritage on the other side of town 4 years ago and never had any trouble with it. Only trouble I had in the entire process was their inhouse lender who tried to screw me at every turn.

They appear to have had a change near the top in the last year - which has altered their customer service - not in a good way. chris is totally correct in that it always varies from community to community, due to the construction manager in charge - but there has been a big shift in top management that does not favor the buyers.

I had the same experience as Chris. Had a fabulous contractor who did our house right. We had a great house. No complaints at all about the house.

But their lender SUCKS. Beware and use your own. A few weeks before we closed we had the final appraisals done. 2 separate appraisals came in at $11,000 UNDER contract price. Meritage wouldn't budge on their numbers. So if we wanted to keep our house and not walk away from downpayments, upgrade payments, etc - we had to scramble to come up with that $11k difference.

We bought one last summer in Cinco SW. So far no complaints. It was an inventory home that we picked up due to a short time frame on my relo. I did have a PE come out and do a structural, electrical, and mechanical inspection and the house passed with flying colors and we have been happy since. Only a few warranty issues, and all have been dealt with promptly. As mentioned this is going to vary widely by neighborhood supervisor.

Can't comment on their lender, went through our credit union.

MHT Lending is what they use here in Houston I think. Which is part of Flagstone Lending. Lender was giving me less amount than others. Didn't like that about them.

Meritage went to a different selling approach, for one now they list a 1-800 to get a hold of a sales rep, which i find dumb. It feels like i'm buying a super cookie cutter house. There lumber has the address of the house printed on it, more assembly line feeling.

Floor plans are old and plain iMo, we only liked the Aspen X, and I know that floor plan is over 13 years old.

They don't let you change much, it's pretty mush as is.

Quality will vary per neighborhood, for the most part they are good, and are very big on efficent homes.

I had the exact same experience as Chris_Ut in the NE side of town. Loved our house, it was great, no issues. The lender sucked big time. This was about 7 years ago.

I am seeking information about Meritage homes builder in at the Aliana new richmond sub division in Texas.
I would like to know about any issues with the warranty, home qaulity, lender, or sales rep.

Generally, they build a good home, but the on-site construction super is generally a dictating factor. I don't know about the long term aspects of the energy foam stuff they are using. From my experience, this is not something that I think has proven itself with our environment in Houston. They do have some nice floorplans, but oddly, the ASPEN X is a dated plan, and not one I think is as nice as others.
