I checked a few properties around town. Inner loop areas appear stable or up 10-20%. Areas around the Beltway, except the West, appear stable or slightly lower.

How did you guys fare? Reasonable?

*A few pockets around town are still pending.

EDIT: By the way, if anyone wants to protest values, message me and I'll research some comps to use.

Mine won't even pull. It's like the street name is too long

Edit: never mind...I got it to pull, they upped us another 100k...on a CRACK Bender apparently. My panel of peers at work once again: finding a new mirror,a driveway, and some new windows equating 100 grand.

Can't wait for prop. number 2...that ought to be a show stopper

Ugh. My dropped $30k. While in a sense that's great, in another it's awful because we want to sell in 1-2 years. Hopefully next year it will back on the upswing.

As long as comparable homes aren't selling for less, you'll be ok. But lower HCAD values are a sign that foreclosures are taking a toll on values, either that, or just slow sales.

This is what I don't get. There are 7 foreclosures in my neighborhood (a MPC of about 2,000-2,500 homes. And 4 of those are pending contracts. And houses in this area have been selling quite fast in general. At least that's what a realtor friend of mine is telling me, and from what I see on Har.com. That sales are good in our area.

Some home values went up by quite a bit, some stayed the same, and some went down. All the floorplans that are comparible to mine all went down by $30k like mine did. So at least the comps are there for our house.

Here's a foreclosure listing: http://search.har.com/engine/11907-L...AR93816194.htm
Selling for $279,900
2011 HCAD Market and Appraised Value: $273,623
2012 HCAD Market and Appraised Value: $284,380
