Lots of y'all are building/buying new construction. If you're like me, you'll get a letter from the appraisal district asking that you send in a copy of your closing docs where it states what you paid, upgrades, etc. DON'T DO IT! You are not required to, and they are on a fishing expedition trying to shortcut doing their own due diligence.

Trash can that request.

Just sayin'...

Ronnie

People are always under the impression that you have to obey the request - that's what they count on.

Ronnie's right - you don't. We are a non-disclosure state.

Ditto! It took HCAD about 8 years before the appraisal reached what we actually paid for our house with all the extras we paid for. They base it on a stripped house with just a few visible upgrades if you have them. But if you give them the ammo, and they will jack their appraisal up and you get to pay more taxes!

no need to volunteer the information, but if it's an MLS transaction, they will know what you paid.

Very true. I believe HCAD is sending those letters to buyers of resales as well. It's officially called a SALES INQUIRY, just in case anyone is searching Google for info on this.

It says they want your help in gathering the correct information.

They will, but they don't always check. Someone at the county has to manually check the sales price for them to know. As far as I know, it's not an automated system that gives them the sales price when the appraisal price is lower.

Things could change though. But there were some clients who purchased in Memorial and their assessment for 2011 and now 2012 is still $125k lower than they paid for. That's just 1 example I can think of.

I threw the letter away. Twice. They sent someone from HCAD to my house to knock on my door. You can try to evade them. But they knew what I paid already. Resistance is futile.

...and here is your answer when they do that: "I am not comfortable giving out that information". Smile and close the door.
