I've lurked here for a few months now and decided to finally sign up.

I'm somewhat fresh out of college and now work at a major Houston homebuilder. Not going to say which one in case I share pieces of info that may get me in trouble, but there's only so many major master-planned community homebuilders in Houston, so take your guess. I sit in front of my monitors all day looking at maps and researching what real estate around Houston is worth.

I know there's plenty of perspective home buyers here, so ask away. I don't know everything about the business yet (far from it), but in the process of finding out and answering questions, I'd like to try and learn more myself as well. Keep in mind I'm not a realtor, so I don't know much if anything about the used homes market.

Why is it that a builder will construct a house, put cheap carpet in it that they claim is "luxurious", and then offer to intall tile, or wood floors for an added price, but won't discount you the cost you supposedly already paid for the luxurious/deluxe carpet?

Why do all contractors use contactor "tan" flat paint that requires repainting in less than a year? Why not just paint it right the first time?

Because it's business and homebuilders are cheap. Don't want a "Wal-Mart" quality home? Pay the price and go custom.

How many "wrong" things do you really let go and not fix before selling a home on average. Any why in the hell will you not return phone calls after closing

What part of town do you see the builders targeting for future expansion?

IOW, 290/I10W are already built so far away from town, are they going to continue farther and farther out, or have you picked up on any idea to redevelop closer in areas that are currently rough/cheap?

Don't know to the first question, I don't work with construction. And sales consultants are some of the hardest people to deal with. When you call, toss around phrases such as "I'm really interested and want to visit today" or "I want to buy now." That will grab their attention.

The trend is still further and further out. Don't bank on any massive developments inside the city. I've read things about EaDo, but that's only stuff I've read. We aren't doing much inside the loop.

Cinco is still expanding. Expect more homes in Cypress out closer to the premium outlets. Plenty of activity in Richmond by Grand Parkway 99 since Sugar Land is being built out. From 59 outside BW8 to 249, there's only going to be more and more homes being built. There's also still some new activity down by League City and up by Humble, as well as Woodlands and Conroe.

There are too many factors to even provide an accurate figure. I'm not in the financial side of things, but the type of home and its location to begin with are major factors than can drastically affect the profit margin.

Ballpark figure? 15%.
