that aren't millions of dollars or in a bad school district?

We are possibly relocating to the Houston area. We lived in The Woodlands for 10 years, so we aren't strangers to Houston. However, we've been gone for 5 years and have just finished renovating a beautiful 82 year old house on the water and don't want to live in something new. I don't like super huge houses either, ours is 2,850 SF 5 beds/4 baths and that's more than enough space for me.

My husband would only have to go into the office 2 days a week, so we can live far away from the city center... but we have three young kids, so we need good public schools.

Our budget is $450,000 to $500K.

The old part of Sugar Land has them also. 1920s era and in very nice shape.

The Houston Heights and the Woodland Heights has houses that primarily date from the 1890's-1920's. This was Houston's first Street Car Suburb.

I love everything old within the loop, but we don't want to pay for private schools, so I think that's out of the question. Bummer

Yes it's in a nice part of Sugar Land. As far as "nice & clean," that historic area is continuously better than most anything you'd find in the whole of Southeast Texas. I just wonder how much of that is for sale.

Check out the schools in some of the Montrose or Museum District areas. Some of those areas are zoned to very good schools. Of course $500k won't buy you 2800 sq ft though, you would have to go smaller.

I second the Sugar Land suggestion. Lots of cute, older homes near the Imperial Sugar site in a few different neighborhoods. I think it would be mostly the south end of the 77498 zip and maybe a few in the north end of 77478. Yes, it's a very nice area, not as fresh and manicured obviously as the newer master-planned communities but this is probably already expected. The school district is good and the two elementary schools in that area I hear great things about. I believe these homes are much less than $500k.

Some people in the newer areas of Sugar Land say don't go north of Hwy 90A, but this is nothing but snobbery in my opinion. I think the area will continue to appreciate with the new minor league baseball stadium and development it will spur, Telfair being just southwest of the area (which spurred a new HEB Sugar Land Market), and redevelopment of the historic Imperial site (including some hints it could become a boutique hotel.) There's a new farmer's market there, and City of Sugar Land spent a lot of money a few years ago planting trees and greenery all down Hwy 90 and in the median, giving it a very nice boulevard look instead of just looking like a highway like 59.

Not sure what you can get in the city (Houston) for $500k and good schools. There may be some options, but may be harder to find and possibly tough competition if it's a good buy.

Looks like those are mostly 1920's. A few other neighborhoods near those have a nice collection of mid-century homes.
