Was on the Westpark Tollroad a few months ago and saw an advert sign for KB Home for Westheimer Lake.... that's next to Cross Creek Ranch I think and not far from Lake Bella Terra.... the KB there would tell me to stay away.

KB is only the small back section of Westheimer Lakes. Still a great community with other builders and beautiful lakes threw the property at very reasonable prices and prices are increasing. Lots of master planned communities have various price ranges. Heck look at Cinco Ranch and their sections of cheap townhomes that you can pick up a resale for 120k all the way to multi million dollar homes.

I would much rather be on the west side of 99 instead of the expanding east side of Alief crowd.

A community (in this case Westheimer Lake or whatever it may be) bringing in KB and similar low-end builders is never a good sign, from what I've seen. They are IN the community.... not just near it. Almost any "nice" location in Houston is near "not-so-nice" areas anyway, that's just the way Houston is, it's a patchwork.

And Royal Oaks didn't seem to have a problem plopping itself down in the middle of "bad" areas Alief/Westchase. Yeah, they have a wall and are private, but still. Just sayin'....

If I remember correctly, it was Lamar CISD which was another no for us. But I could have it confused with somewhere else.

Yes it is Lamar, there is an elementary school in the neighborhood and it is rated exemplary along with the middle and high school I believe.

This whole school district thing has gone a little too extreme. Of course you wouldn't want to put your kids in a bad school, but it's not like "lamar' district is the kiss of death. It's not like only teachers who are exceptional gets to teach in Katy and terrible teachers get casted to lamar district. As long as there is a safe conducive environment in the schools and the teachers are decent, it really comes down to the kids and their parents. School district will always affect price of homes and resale, because too many people look at schools that way, but to run from a community because it's in 'lamar' is excessive imho.

Lamar CISD gets a bad rep. The northern side of the district is like a southern extension of Katy ISD. It will only get better with the types of neighborhoods they are building in the district. Plus, Cinco is pushing west into Lamar CISD anyway (most of CCR is in Lamar).

Yes, but I have the choice between decent (Lamar) and stellar (Katy) schools, why wouldn't I choose the better one? The better SD combined with the rent-to-own owners was a huge turnoff for us.

Katy is filling up, North part of Richmond and Fulshear are going to be the next Katy. It is that simple.
