I am a real estate investor (one of the working class ones just starting out ) who would like to purchase an investment property to rent out. I am looking for an "up and coming" neighborhood near Hermann Park/Medical Center. I am not looking for property flipping but am willing to hold the property over the next five years if not longer. What do you recommend? I heard that Macgregor will eventually turn around the way the Museum District did 5 to 10 years ago.

We have enough rentals now as I grew up 7 miles from the loop and within 288, the beltway, etc......I want owners back in these areas and reinvest in the community as renters are in it for the cash only

I like the Hiram Clarke area off main....

Wow this thread was brought up from the dead. If you are looking for low capital properties, I love the Sharpstown area right now. I wouldn't live there, but I think rentals are strong in the area, and long term outlook is good.

Thanks Failed Engineer

Yes -- apologies, I resurrected this thread. Did a search for keywords and found this. I work downtown and currently live in Montrose and would like to stay close to downtown... I believe you that Sharpstown would be a great bet for an up and coming area .. do you have any suggestions closer to downtown?

thanks!

77011/Second Ward is slowly gentrifying and has definitely picked up steam in the past year, so much so that the neighboring property to me is currently in the midst of being restored. Stay with homes within proximity to the East End light rail line on Harrisburg. This will give you the most bang for your buck in the long run whether you end up renting out, living in or selling the property.

Why give this out on an open forum...investors should do their own homework.
