I'm a mid 20's guy who's married and has a dog. I'm between buying a house in the burbs or possibly a condo in the loop. Safety is my top concern. I would also require a yard for my dog to run around a bit as well as being able to take him on a walk without fear of getting stabbed. I'm currently renting out a home in the Pearland/Friendswood area which is nice but I want an easier drive to work and my family in the Spring area. Her family of course lives in Friendswood/Clear Lake so it's a bit of a double edged sword. Any help would be greatly appreciated.

My budget is 200k max.

Eastwood will still be in your budget for a house or townhouse. Not much west of 45/288 will however unless it's a yardless condo or under 1000sqft. I think I saw a sub 200k bungalow in the heights that was like 700 sqft. There might be a few of those remaining. Otherwise, the suburbs are really your best bet for a yard.

If you're worried about getting stabbed you dont belong in the inner loop. Stay in the burbs.

The yard requirement and your budget are going to place you outside the loop for sure. You might be able to find some new build townhomes in Garden Oaks/Oak Forest in your price range, but you'd have to depend on local parks for the dog.

Come on, let's be nice.

With your budget you are looking at "up and coming" areas so you need a certain tolerance for sketchiness. Eastwood was mentioned and it's where I live with my husband and kids. It's barely doable for that budget, but you could also look at all the in fill townhomes between Eastwood and Downtown (EaDo area). I feel very safe where I live and I'm on my bike practically every night riding home from some event, usually alone. So, yeah, I feel safe.

200k in the loop will not get you much now if you could afford 250k you can get a nice 2000sqft to 2500sqft maybe even a remodeled home in Westbury which is 3 or so miles just outside the loop. Here is one more option you could get a home in Windsor Village for under 100k that needs a little work the neighbor is about about 3 miles from the loop also on the southwest side

Forget "safe" and nice for $200K inside the loop. You won't find it for that amount.

Actually you can still buy fixer uppers in Bellaire for around 200k. Most people would tear them down, but there are more than just a handful being lived in. Mostly these are in the area off Newcastle and Avenue B?

Really??? I thought lot value had exceeded 200k in almost all of bellaire.
