I'm going to have to agree. What does the lease say? It should be clearly spelt out the consequences of breaking the lease.

Most leases state the person renting the hous/apt have to give written notice 30 days to vacate. Since she did not put anything in writing and just left that alone voids the deposit.

Most folks don't do a detailed walk-through when renting. So, if there's ever a dispute over a deposit, the landlord just goes in, cuts a hole in some carpet he was going to replace anyway or puts a hole in a door and keeps the deposit for repairs. Been there, done that, you're screwed.
