For the Sugar Land experts here... What are your thoughts about the Sugar Creek area? Pros/Cons? Looks like it has a lot of options in the $250k range.

Nice, established neighborhood with big trees, in a convenient location. Homes are a little older and may need updating. We looked in there but gave up with all of the low ceilings (especially in the stairway, husband is very tall) and remodeling work needed. I'd stick with the FBISD portion, not the Stafford part (which is just a tiny part of it from what I remember.)

Do you have kids and worry about where they go to school and their after school activities? Take a look at New Territory. It's a family oriented Master Plan subdivision surrounded by very good schools from Elementary to High School. I used to live (13 years) there before moving to Telfair. I would still recommend that area to anyone up until now.

We bought in New Territory 2 years ago and we are very happy.
Excellent schools (Walker-Sartartia-Austin) from 5 to 18 years, easy access to 59/90/6, Sugar Land city center nearby, and a lot going on at the intersection of University/59.

Strongly recommended.

I would hold off on the easy access to 59/90/6.

I would agree its easy access to 90 and a little drive to 6.

But try getting on 59 during rush-hour, it will take you extra 20 minutes easy.

Thank you all so much for your help!! We really like Sienna Plantation, even though it is a little ways our of SL, it will help with my husband's commute. We found a great house there. Can't wait to move in!

Drive from 59 & 90 interchange and come down to 90&99 at around 5:30PM.

I've timed it and it takes 20 minutes. And unfortunately that is the only way for people to get to 59. Or go all the way down Grand Parkway and end up further down 59.

New Territory is OK in my opinion. Just a bit too homogeneous and planned out. Although most of Sugar Land is a bit mundane, that area tends to take it to a whole other level.

Homeward way - New territory boulevard - University and then 59, this is the way I go.

Everything is homogeneous in Houston/Sugar Land. You guys consider Austin weird.......

New Territory is a safe and family oriented master community, nothing fancy or vibrant.
