Just joined but I've been lurking these forums for the past few weeks. My wife and I are originally from the Houston area, but have lived in Austin for the last few years. We grew up in Deer Park, but lived in The Heights for a couple years before moving to Austin for a new job. We are now expecting our first child, and looking to move back to the Houston area in order to be close to family.

My entire family lives in Deer Park, but we have no desire to move back there. We've settled on Clear Lake, as it has more amenities but is close enough to Deer Park that we don't have to worry about getting on a freeway. I'm hoping to get input from people here on what the best subdivisions would be for a couple in their early 30's and just starting to expand the family.

So far we've been looking at Northfork, Bay Pointe, and Oakbrook. As far as budget goes, we'd like to keep it under 275k....preferable more like 250. Thanks!

Oakbrook is pushing 40-50 yrs old while Bay Pointe and Northfork are 15-20 yrs. They are the newest subdivisions in Clear Lake City, aside from Pine Brook which is more like $300-450k. You could also look at Brookwood which is 20-25 yrs old @ $250-350k.

Or you could wait til next year when they pack this into the last piece of land left:

What's best is hard to tell because everyone is different. I don't know what you're looking for so it's hard to give you inputs.

You might want to look at Bay Forest, Brookwood. There are a houses in your price range in each of these neigborhood. All these sub-divisions are very nice, quiet and good school. Sometimes PineBrook has homes in your price range as well.
Drive around and see if you like them. It's very quiet.

If lower end is what you're looking for then Oakbrook and Meadowgreen. I actually like them very much b/c they're very nice and mature neigborhood. Also, easier to get to I-45. However, these houses are older.

Any nice, newer subdivisions close to 45 in Clear Lake, CCISD? We're looking for 4+ BR, 2500+ sq ft, lot with a pool, 250-500K range homes, commuting to downtown Houston. Also, did I read they're working to expand 45?

No new subdivisions in clear lake proper. However the first new one in 20 years begins building in late 2014 starting at 300k.

Tuscan Lakes in League City is about 5 miles from I-45 and would have homes in that price range as well as be in CCISD.

I-45 is being expanded from the Sam Houston tollway to the Harris/Galveston county line. They started a couple years ago and will be a few more years before it is completed.

Check out Bay Oaks. Not new, but homes are well maintained and several have been updated over the years. Easy to get to 45 down clear lake city or Pineloch to 2351.

No way I am paying half a mil to have a busy 4 lane road in my back yard. I work all over town and Clear Lake is a very busy and condensed group of neighborhoods.

We're debating between Clear Lake, Friendswood and Pearland right now... we like that Clear Lake is close to the water with some museums and nature centers nearby, plus between downtown and Galveston. Honestly, busy doesn't bother us too much since we're coming from NYC, though 4 lanes literally in the back yard might. What's the noise in Clear Lake like with the airport nearby? We've heard about Bay oaks and Pinelock before, any other subdivisions with newer homes (1995 or later)? Also, is flooding a major concern in Clear Lake compared to Pearland or Friendswood?

Check out Bay Glen, it's very nice and cheaper than most places that have been mentioned here.
