It is normal to have an inspector recommend a qualified person to inspect specific items, roof, AC, foundation, and termites to name a few. They are not experts in every field and they can technically only state either the item inspected in functioning as intended or not. They will offer opinions but they are not experts.

If you have items you are concerned about in the inspection, ask seller to repair a bunch of them or ask for repair concession in price for the house.

Also I hate it when buyers balk at spending money on inspections. Think about it you are spending a ton of money on the house and aren't willing to do your due diligence to buy the house? Spending 400 bucks to find out the house is in bad shape and you back out is the best 400 bucks you'll ever spend.

I highly disagree with this.

My husband is a licensed inspector and has been for over 15 years. He is not licensed in pest control, and always recommends that his clients get someone licensed in their respective fields (WDI, pools, septic systems, etc.) to perform those inspections. Jack of all trades, master of none comes to mind, when I think of inspectors inspecting things that they're not licensed in.

You get what you pay for. If you find an inspector that is charging the same price for a structural and mechanical inspection, who also performs WDI or pool inspections as well, I'd be inclined to ask how much time and effort he's really putting into it. If you're paying more for one inspector to perform all of these inspections, why not let those who know their fields best, do those inspections and pay separately? Most inspectors will coordinate secondary inspections for you. Other than giving out your CC number twice, it's no big deal.

Purchasing a house is usually the biggest, most important purchase most people will ever make. You'd think it would be worth it for people to have the best of the best when it comes to making sure it's a sound purchase.

I saw this after I posted.

You'd be surprised at the people who purchase $3M houses and have a cow when they hear the price to inspect a 7,000 sqft house.

It amazes me.
