Has Washington Avenue gone the way of the Richmond strip or Shepherd Square or other such areas?

I was just on Wasington ave. a couple of week ago on a saturday night and it was well packed in the streets and around the food trucks well after 2:30 am. One club that has some racist habits shut down and now it's a question of Wash. ave being the new Richmond? Hell, Richmond is not even dead they have plenty of clubs,hang out spots,etc. where ppl go to hang out on a friday-sunday night. Just other areas of activity has popped up as well.

All places have their cycles, and so will Washington. Ironically, the hotter a place becomes, the more desirable the area becomes to live in. Many of the "cool" places on Washington are really run down buildings and the real property owners are just waiting for the right price. When the demand for new housing is too great, the other smaller places will sell out.

The view from Sawyer Park really made it interesting. That went away with the apartments in front!

I think the growth is far from done. But I think The Heights might be taking a little bit of the steam from Washington Ave. They opened a Lucky's Pub on Houston Ave, and a few cool new spots opened up on White Oak.

Washington "hottness" was basically created by Urban Living because they marketed the **** out of that area. They built/listed homes (townhomes) first, then the bars, clubs and restaurants came in. Not the other way around. UL and others have been have been buying out property(land) for a long time. They started the townhome craze in the early 2000s.

Yes Washington is going the way of Richmond and will probably turn into a bunch of hip hop clubs, yes upper Kirby will probably be the new hot spot, especially if they continue to add to the west ave development.
