I grew up in Briarcroft which is on the other side of Westheimer. That neighborhood is not that transitional anymore. I agree the developers built some really ugly houses there. Some houses there are now pushing 2.5million. It is an ok neighborhood. Not where I would want to buy, but it is a good location and not too crazy in price for fairly new construction.

You would have the Heights or Montrose. Both are transitional areas. You could have a 1.5million dollar house next to a complete dump. Or even live next to a run down poor apartment complex. It just takes time.

I don't consider briarcroft transitional at all, it's right next to tanglewood. It has a mix of old and new houses, if that's what you meant, but it is a beautiful and safe subdivision.

I don't mean Briarcroft is. I mean the one he mentioned. The one behind Big Woodrows. Briarcroft has never been transitional. I bet my parents regret not buying a house in Tanglewood instead of Briarcroft. The lots are worth double over there. I remember when my grandparents sold their lot for about 450 in Tanglewood. That was about 15 years ago. That lot runs well over a million now. Location appreciates like crazy.

Right now? I would say Cochrans Crossing or Carlton Woods in The Woodlands. That fault line does not show up in the fault line map.

Back when I was in high school (cough, coughthe80'scough, cough), if you lived in Inwood Forest, you were rich in our (Oak Forest) eyes.

I have never seen an area go downhill as quickly as that one did.

Now, houses in certain sections of Oak Forest are like goldmines.

Oak Forest homes went from 50K to 300K within years.
