Seems to be a 3 ton unit? If that's the case, then appears to be too small for a 3,500 sf house. Will call Lennox tomorrow to verify.

I think there are 2, if not 3 thermostats. Can help, but unit still seems undersized for the house, no?

If that's the case I'd ask off the price of the home based on that and if not I'd run. Also ask for the last year of electricity usage on the home. You can call whoever maintains the power lines to get this info.

Our home is two-story about 2,300 sq. feet. One a/c unit. We have to adjust the vents with summer and winter to keep it comfortable on both levels. It is a pain. Of course, we had a builders Bryant a/c unit and we bought a nice Carrier higher seer and things got much more comfortable inside and dropped our utility bill about $100/mo during the summer. We probably should have had two units.

Yup I can imagine that 1 unit for a 2-story would be a pain in the ass. We have 2000 down / 1000 up with 4 and 3 ton units from the builder. Grossly oversized, blew way too hard, short-cycled, didn't turn the air over and remove all the humidity. We recently stepped down to a 3 ton variable speed downstairs and it's perfect. Once the upstairs unit dies I'll go with a 1.5 or 2 ton. It short-cycles way too much to evenly cool upstairs, even with the blower set on the lowest speed.

Meh, it's all about how energy efficient your home is. Our home is perfectly fine with a single 5 ton for our 2800sqft two story.

You will need to find out how many btu's your a/c can produce after that you will then be able to determine whether your a/c unit is large enough to cover the entire area or if you will need a larger a/c.

Get an AC professional to look at it. There are many factors in determining the tonnage you need. At the same time you can get a bid on the cost to up the tonnage. It will not be cheap either! There are plenty of honest AC guys.
