Been around 9 months since i moved to houston and im looking for a rental home. I work in Galleria and Im mostly looking in the jersey village area (77040, 77041, 77065, 77064) but came across some nicer and cheaper homes in 77084 zip code. Does anyone why rentals are cheaper there? Also, how is the 77449 zip code area of katy? I found some cheap and nice homes there too.

a lot of 77084 is in Addicks reservoir and have flooded in the past.
lots of apartments, schools arent as good as some minutes from there.

The lower prices reflect having to endure Highway 6 which can cause even a sane person to suicide at worst or at least lash out at others in extreme anger at best.

What about 77449 katy area? I found some nice and cheap rental homes there too.

I used to commute from 77084 to Uptown / Galleria. Unless you like traffic hell, don't, just don't. Just getting to the freeways or tollway is the worst part.

There is a little Nigeria close by. Low prices means that the properties are unlikely to increase in value as quickly as areas with higher prices, like 77008.

There are lots of ghetto neighborhoods in the 084 zip code. Little nigeria exists out in rosenberg which is strange. It used to be in westchase

It has a lot to do with what kind of people live there. For example drop off your friend Opie in that area with his expensive bicycle, and if he gets scared the area will be priced low.

Flood plains are not an issue if Opie doesn't get scared, but if he does then it becomes a big issue. For example, Montrose. Yet go 3 miles from there, still with a view of downtown from your back yard and the real estate is as worthless as a Superfund site.

That area is Bear Creek and there are some nice neighborhoods like Deerfield and Amesbury Park. Perhaps you can share which neighborhood had great rental prices. If it was Bear Creek or Glencairn I would suggest looking over in 77065. It's on the other side of 290. Go visit the HEB in 77084 and you will then get an idea of why you can get a cheap rental.

I don't live far from the 77084 zip code. There are some nice neighborhoods in that area. The Colonies are nice established neighborhoods (I think that is still in the 77084 zipcode)
