We plan on living in south Katy and taking the westheimer parkway (and cut through Bush Park )to drive to the village school. how's the traffic in the morning (abt 8AM) in westheimer? From village school, I plan on driving to park and ride to get to downtown.


If the commute on westheimer is bad, are there any good neighborhoods near village school? We were looking for a gated community at a budget of $500K or so for a 4/5 bedroom home.

There are some gated homes north of Briar Forest and West of Eldridge....I think it's called Parkway villages? A lot of oil and gas people live there and send their kids to Village or AWTY or other private schools. There is a guarded neighborhood that is pricey but you may be able to squeak in on the low end....I think it's called Lakes of Parkway or something like that, just south of BriarForest and west of Eldridge. I personally would not do the Katy commute to VS and then downtown, ugh.

Houstonfan is correct. I live in the area and Lakes of Parkway is a Kickerillo development, very nice an upscale. In the vicinity you can find gated communities very close in quality at a lower cost. I love this area, very convenient, practical and safe.

If I can find almost same quality, but lower price I'd do that.
If you have any suggestions with names of communities, thanks for sharing
I dont want to just make decisions based on my realtor.

Start on Eldridge and Parkway Plaza Dr. going West. You can see small gated communities on both sides of Parkway Plaza. It will slowly take you to Briar Forest Drive. I think the entry-level price in any of those communities is $350k last time I checked.

In general you can find a lot of options in this quadrant: Eldridge - Briar Forrest - Hwy 6 - Buffalo Bayou.
I drove many miles in this area until I found the house I could afford next to John Paul II Catholic School and also zone to Barbara Bush Elementary.
