I am happy for sellers that the market is so hot but it is so tough being up against another buyer(s) that is(are) willing to bring enough cash to closing should the house not appraise for selling price. EGADS! So disappointed but still looking.

Yeah, appraisals have not caught up to selling prices on the west side. Yet, I don't see many contracts falling through.

Sorry you lost Out. i don't see any end to this though. there's nothing to buy.

Thanks - it is a sweet house that needs work (at least cosmetic) but a great yard. It is in Green Trails but did not have that mcmansion feel to it. We are the 1st in line as a "back up offer" but not holding our breath. The search continues!

And what I'm saying is that maybe they should widen their search area a bit. Seller's markets only turn into seller's markets when people refuse to buy outside of a small specific area. So really, buyers do it to themselves.

You have to decide this - what do you prefer? 1) An area you love in an "okay" house or 2) an "okay" area in a house you love.

This. But keep in mind you can always fix the okay house. You can't fix the okay location.

Same here on last 3 homes we made an offer on (or tried to make an offer). One they actually looked at it buy we missed out by $15K even though we bid over the asking price. OH well, we will keep shopping.
