Hello all.

We moved to Katy last year and are now ready to find a larger property (ranch/acerage) for weekends/retirement purposes.

There are several areas that I'm interested in but they are nowhere near each other and that's the rub. I'm trying to find an agent who can help me in a few different areas west and north west of Katy.

We are in a position to move fast and pay cash for a property we like, we just can't find an agent to help us. In fact, there were two properties that I wanted to see, contacted the agent that sold us our house, and she told me she would get back to me within a day to go see them, that was two weeks ago and she never responsded to my many follow-up calls/emails and both properties went pending.

Any advice on how to find an agent who can be flexible on looking in more than one area - and how to get them to actually call back and show a property?

Contact the sellers agent and have them show you the properties. If you like one, go with them. No one says you have to have an agent to view a property.

Never in a million years should you have as your agent the sellers agent. You need someone looking out for you. The seller pays the commission. Their agent's loyalty and duty is to the seller.

There are several companies who focus on week end property in the area where you are looking. Heritage Texas properties is one.

Check out redfin, you get an agent that represents you in the purchase but they have 'showing agents' assigned to each area that can take you to see a place you like. Plus, they work on a fixed commission so you get part of the buying agent fee from them.

I wasn't saying the OP SHOULD got with the seller's agent. I was saying that they could call the seller's agent to have a look at the property. You don't need a realtor to look at properties. And actually, I've known several instances where the seller's agent became the buyer's agent (because the buyer didn't have an agent when they wanted to go look at a particular house), and it went VERY well for the buyers. Not saying that's always the case...it just worked out well for my friends.
