Hi,

We are looking to buy a home and narrowed down to the following areas

1. Lakes of parkway (houston ISD)
2. Royal Oaks country club (Alief schools)
3.Memorial or other area in spring branch ISD (older homes only)
4. 77063 zip code (older homes)

All have homes in the price range we are looking for..and depending on where we pick, private schools are an option for us.

Is any one area worth buying over another from a resale stand point?

Lakes of Parkway is a very good neighborhood, but if you can afford SBISD 77079 or the nicer 77063 neighborhoods, they are clearly a step above.

Royal Oaks should not be on your list.

No to Royal Oaks.
Lakes of Parkway is "ok" but I wouldn't live there.

Obviously the Memorial Villages are far better than just about anything in Houston. But,77079 if you can find one and be the top bidder. 77063 is a good plan if you find one in an actual neighborhood of gridded streets. Ie. not Shady Lane.

I am surprised (being from out of town) that nicer homes in guard gated communities built newer than 2000 is not preferred over 1960 to 1980s home without gate etc.,

BTW, what are the zip codes for memorial villages. Thanks again!

Parts of 77024. West of Chimney Rock, yet east of Gessner.
A small section of 77055.

Note: Things west of Gessner,along Memorial Dr., in 77024 and 77079 are termed " Memorial," but are not the actual villages. You get the same schools, but no Village Tax or Village Police.

Why is village tax good? I understand village police for security
I assume memorial is not as great as memorial villages.

This is why!

(WARNING: sweeping generalization ahead!) Gated communities tend to attract a certain type of buyer who may not necessarily appreciate what an older, established community has to offer. If your priorities are 'new', >4000 sqft, 30' entry ways and protection from the great unwashed then gated is for you.

That said, Lakes of Parkway is quite nice and I'd certainly have a look at them. I looked at them too when researching our move here but once I go to know the city (rented first) it was off the list. Of course, private school isn't an option for us either.

The villages are in 77024. Look east of Gessner (west is nice too, just not "the villages"). You'll likely need at least $1M to get something move in ready and don't forget property taxes here on $1M will be about $25k per year.
